Optimize your pricing strategy to maximize bookings and revenue.

Base Pricing

Nightly Rate

Your standard per-night price. Set this in Listing > Pricing.

Cleaning Fee

One-time fee charged per booking:

• Covers turnover cleaning costs
• Displayed separately in the price breakdown
• Not multiplied by number of nights

Extra Guest Fee

Charge additional fees when guest count exceeds a threshold:

• Set the base guest count (included in nightly rate)
• Set the per-guest fee for additional guests

Example:

• Base rate: $150/night (includes up to 4 guests)
• Extra guest fee: $25/night per additional guest
• 6 guests = $150 + ($25 × 2) = $200/night

Seasonal Pricing

Adjust rates for different seasons:

1. Go to Listing > Pricing > Seasonal Rates
2. Click Add Season
3. Set:
   • Season name (e.g., “Summer Peak”)
   • Date range
   • Price adjustment (percentage or fixed amount)

Weekend Pricing

Charge different rates for Friday and Saturday nights:

1. Go to Listing > Pricing > Weekend Rates
2. Enable weekend pricing
3. Set the weekend rate or adjustment

Minimum Stay Pricing

Encourage longer stays with discounts:

Configure in Listing > Pricing > Length Discounts.

Last-Minute Discounts

Fill vacant dates with automatic discounts:

1. Go to Listing > Pricing > Smart Pricing
2. Enable last-minute discounts
3. Set rules:
   • Days before check-in
   • Discount percentage

Example: 15% off for bookings made within 3 days of check-in.

Taxes

Setting Up Taxes

1. Go to Listing > Pricing > Taxes
2. Add applicable taxes:
   • Occupancy tax
   • Tourism tax
   • State/local sales tax
3. Set the rate (percentage)

Taxes are calculated automatically and shown in the guest’s price breakdown.

Tax Collection

MyGoodRental collects taxes on your behalf and includes them in your payout reports for easy filing.

Security Deposits

Protect against damages:

1. Go to Listing > Policies > Security Deposit
2. Set the deposit amount
3. Choose collection method:
   • Authorization hold (funds held, not charged)
   • Actual charge (refunded after checkout)

Price Preview

Before saving changes, preview how your pricing appears to guests:

• Total price breakdown
• Comparison to similar listings
• Estimated monthly earnings

Pricing Tips

• Research competitors: Check similar listings in your area
• Start competitive: New listings benefit from lower initial pricing
• Adjust seasonally: Update prices based on local events and demand
• Monitor performance: Track booking rate and adjust accordingly
• Consider all costs: Factor in cleaning, utilities, and wear
